WASHINGTON, Sept. 10, 2025 /PRNewswire/ -- Clayton, a leading national builder of single-family attainable housing, displayed the nation's first official single-section CrossMod® homes at HUD's 2025 Innovative Housing Showcase on the National Mall in Washington, D.C. The debut follows recently expanded conventional financing options by Freddie Mac and Fannie Mae to include single-section CrossMod homes — opening access to this attainable housing solution in urban, suburban and rural locations across the country and reaching an underserved segment of the housing market. The featured home is Clayton's Cypress floor plan, a 990 sq. ft. home with two bedrooms and two bathrooms, demonstrating an innovative design that utilizes a smaller footprint and front-loaded layout ideal for neighborhoods and urban lots. In most markets, single-section CrossMod homes are expected to be available for around $200,000, including the cost of land.

"Today's typical American family striving to become homeowners face many hurdles and often wait longer to purchase their first home," said Kevin Clayton, CEO. "For all U.S. households, that means about 75 percent are unable to afford a median-priced new home. We are thrilled single-section CrossMod homes will now offer attainable homeownership solutions for a wider range of budget and lifestyle needs."

CrossMod homes combine the efficiencies of off-site construction with site-built features, resulting in a home that looks, performs and appraises the same as a traditional site-built home. Single-section homes bolster this CrossMod home category with unique sizes and layouts, making them well-suited for developments, infill projects and urban lots.

"The single-section CrossMod home is a very attractive solution for builders and developers," said Colt Davis, Chief Operating Officer of Clayton Home Building Group. "The front-loaded design and size make them well-suited for development on narrower lots, increasing inventory without straining existing infrastructure — a critical advancement in the effort to expand affordable housing."

Clayton's exhibit at the Innovative Housing Showcase also explored how modern manufactured homes could be constructed without a permanent chassis. Currently, all manufactured homes are required to be built on a chassis, which is a permanent steel frame that is incorporated into the design of the home and also used for transportation. Providing the option to build homes without the chassis can spur innovative design, set the home closer to grade to improve the exterior's aesthetic, cut material costs for home buyers and help enable builders to increase attainable housing supply across a variety of markets.
